Fifield Glyn has advised Sheffield Mutual Friendly Society
on the recently completed purchase of a freehold retail investment at 63 High
Street, Tarvin, Cheshire.

Developed by Osborne Osborne & Co (Warrington) Limited,
the property comprises a new convenience store of 3,500 sq ft let to
Co-operative Food Limited for 20 years, subject to a break after 15 years.

The purchase price of £800,000 represented net initial yield
of 6.0% based on a rent of £50,750, which is subject to RPI rent reviews every
5 years.
